2022 Lease-Up Update
This past year, J.C. Hart had three communities in lease-up status: Block 20 (with Chase Development) in Downtown Indianapolis, City’s End in Fountain Square, and Continuum in West Lafayette. We were excited to build in Fountain Square for the first time and dive into the community there while continuing to build our relationships in Downtown Indianapolis and West Lafayette. While Block 20 started leasing right at the end of the year, City’s End and Continuum reached their leasing goals in 2022.
We were thrilled to welcome Block 20 to the J.C. Hart portfolio and extend our partnerships with Chase Development. The cozy 78-unit building, just a stone’s throw from Penrose on Mass, adds the perfect touch to the area, according to our onsite team. The parking garage has given the Mass Ave neighborhood some much needed extra parking options. While the two retail spaces on the ground floor are still being shown, we can’t wait to add more unique shopping and/or restaurants to the area for everyone to try. The team is looking forward to warmer weather and welcoming new Residents to the Block 20 building and possibly the area!
The first foray into the Fountain Square area has been a treat and a learning experience. As those who enjoy the area, Fountain Square, while being Downtown, is so unique and offers a different experience than the central area or Mass Ave. City’s End, with 103 units, reached 90% occupancy at the end of this past year. According to the team, the Residents enjoy the walkability of the community, especially when grabbing their morning coffee. The live music options in the heart of Fountain Square are also a staple of the community. The area is still growing, and we can’t wait to add to the area with our own shops and/or restaurants in the retail spaces.
Continuum, in West Lafayette, was a fast-paced lease-up and our quickest yet. The team achieved 100% pre-leased occupancy for 2022-2023 by June 1st (less than 10-months after opening for leasing!). Renewals are trending high for the next year, with students and working professionals alike loving the area. The first retail Resident was secured: a boba tea franchise called Feng-Cha. We are looking forward to welcoming them to the community and the West Lafayette area.
